Auction and tender are examples of no-price marketing. Your home is marketed on the basis that interested buyers inspect your home and then decide what it is actually worth to them. Auctions are a great option for a unique property where it will be sought after by a number of buyers.

The main benefits of Auction are that pressure is on the buyers to bid their best on the day with an unconditional contract, no cooling-off period and a set settlement date. If you crave the same excitement whipped up by auctions on recent television real estate shows – then this experience could be just your cup of tea!

A tender can be described as a ‘private auction.’ A close-of-offer date is set, usually 30 days from start of advertising. With an ‘open tender’ you may look at offers as they are presented. You may opt for a ‘private tender’ when, at close of tender, all offers are presented with no-one having previous knowledge of offers.

For either option, you select who buys your property and under conditions that are satisfactory to you.

This method is similar to an Exclusive Listing, however the vendor has the opportunity to sell the property as well.

If you list your home with more than one real estate agent it is referred to as an ‘Open Listing’ or commonly known as ‘Multi Listing’. Many Sellers feel that by listing their home with a number of agencies they will automatically have more contact to buyers, this is not always the case!
