By working together we will determine a price that accurately reflects the market value of your property.

The Appraisal is the first step of selling your home. It is important that we give you a realistic understanding of the price you can expect to achieve in the current market, and that we advise you of the best method of marketing your home.

Our appraisals are based on a combination of a proven method of factual information of properties that have sold and that are currently listed for sale, blended with our extensive local knowledge on planning requirements, demand, style, attributes, land size, location, market trends and the potential of the property.

Taking all this into consideration will enable us to give you an indication of the price you might be able to achieve. Your next decision is to select the best method by which to market your property.

Getting the right price

How do you know when your ASKING PRICE is right?

Start where you are comfortable

As an example, if your house market value is $560,000 and you were to put it on the market for:

  • $530,000 sale might take 24 hours
  • $550,000 sale might take 24 days
  • $580,000 sale might take 24 weeks
  • $650,000 sale might take 2-5 years

Your next decision is to select the best method by which to market your property.

Set a starting price high enough to protect the property’s value but still appealing enough to attract the best buyers.

Getting the price guide right in the first week is crucial as this will mean your house will be on the market for a shorter time but will achieve on or above market value

Open Listing

We recommend this method for obtaining the best possible results for our Sellers. By appointing us as your Exclusive Agent, it allows us to design a more attractive and fully comprehensive advertising campaign uniquely for your property. Knowing that you are solely entrusting us with your most valuable asset allows us to dedicate more energy and funds to reach a successful outcome. Contact our friendly team to find out more.

Another Exclusive listing option.

Auction and Tender are examples of no-price marketing. Your home is marketed on the basis that interested buyers inspect your home and then decide what it is actually worth to them. Auctions are a great option for a unique property where it will be sought after by a number of buyers.

The main benefits of Auction is that pressure is on the buyers to bid their best on the day with an unconditional contract, no cooling-off period and a set settlement date. If you crave the same excitement whipped up by auctions on recent television real estate shows – then this experience could be just your cup of tea!

A tender can be described as a ‘private auction.’ A close-of-offer date is set, usually 30 days from start of advertising. With an ‘open tender’ you may look at offers as they are presented. You may opt for a ‘private tender’ when, at close of tender, all offers are presented with no-one having previous knowledge of offers.

For either option, you select who buys your property and under conditions that are satisfactory to you.

This method is similar to an Exclusive Listing, however the Seller has the opportunity to sell the property as well.

If you list your home with more than one real estate agent it is referred to as an ‘Open Listing’ or commonly known as ‘Multi Listing’. Many Sellers feel that by listing their home with a number of agencies they will automatically have more contact to Buyers, this is not always the case!
What sells your home is the correct marketing strategy designed specially for you in the appropriate market along with a solid listing price.
Open Listings are not commonly used as the internet allows for the maximum exposure for your home and still offers the best form of advertising.

In our commitment to achieving the best possible result for you, we deliver professionalism, integrity, combined with “good old fashioned” service.

Our aim is to keep you fully informed of any developments and offers during the marketing campaign, by way of electronic and verbal communication. Each marketing strategy that has been set allows us to monitor buyers viewing power by way of obtaining feedback from personal viewings to internet reports that show its potential reach.
Mobile devices allow buyers to extend their knowledge of the current market and we can in turn instruct sellers how to optimise their marketing campaign. This way we can monitor the market movement not only on pricing but also ever changing market trends.

Combined with personal communication with both parties, you can be assured that you will have the best possible service in selling your home.

We guarantee that you will have the best team working in your best interests at all times.
